Residential Surveys

We undertake Level 2 (Homebuyers Reports), Superstructure Surveys and Level 3 (Building/Structural Reports) both locally and regionally.

Our surveys are detailed, accurate and produced in an easy-to-read format. We only offer practical, pragmatic and realistic solutions/remedial works for all your building related property matters.


We are experienced Chartered Surveyors who use both modern and traditional methods. We undertake inspections to roof/sub voids, grounds, manholes/services and out-buildings where possible to ensure defects are identified. No stone is left unturned with a HBS survey!


Where upper elements are not visible from ground floor or vantage points, we use an 8mts polecam at no extra cost.


Following the survey, we will discuss all high-level findings and give you a “heads up/peace of mind” prior to the report being issued.

Level 2 (Homebuyers Report)

Level 2 (Homebuyers Report)

This survey is designed for properties which are post 1950s and of traditional construction. It provides an intermediate level of service on the condition of the main elements to the property including services and grounds. It does not contain detail advice on repairs, remedial works or associated costs. If you are considering purchasing a property, the Level 2 survey will give you a valuable insight in making an informed decision.


The Level 2 survey is generally need for:

  • Properties less than 50 years old

  • Building of traditional construction

  • Not significantly altered or extended

  • In reasonable condition

Superstructure Survey

Superstructure Survey

This survey is designed for properties undergoing considerable renovations or modernisation. The report provides a comprehensive inspection of the building’s structural elements only. It does not include services, internal/external finishes, joinery or fittings/fixtures or outbuildings.


The Superstructure Survey is generally needed for:

  • Properties for renovation or extensions

  • Older properties in need of full refurbishment or modernisation

  • When a Building survey is deemed unsuitable

Level 3 (Building Survey)

Level 3 (Building Survey)

This survey is the most detailed and comprehensive of the RICS Surveys. It will provide a detailed evaluation of the property’s condition. The survey will describe the property’s description, condition, urgency of repair, maintenance options and include a budget estimate of rectification costs.


The Level 3 survey is generally needed for:

  • Listed Buildings

  • Older properties over 50 years

  • Buildings constructed in an unusual way regardless of age

  • Buildings that you intend to renovate or change

  • Buildings that already have been renovated or significantly altered
